Financial Health:
At the age of 44, our RomeRock Association is currently enjoying its sixth consecutive year with income at record levels.
In late 2006 we repaved over five miles of RRA roads. This was the first repaving since the roads were totally recycled & paved during 1999-2001. Russell Standard, our roads company, was very pleased with how well our 26 miles of roads have held up under all the new homes construction.
In the fall of 2008 we additionally chip & sealed some 14 more miles of RRA & RSV owned roadways to protect our investments in them. This process fills minor cracks and extends the life spans of the roads.
For 2010 we have budgeted for an additional $100,000 or more in paving.
376 new homes have been added since late 1993. RomeRock continues to be a fast growing and affluent portion of Ashtabula County with some vacant lakefront property now selling for the equivalent of over $600,000 per acre.
The RomeRock Association and Roaming Shores Village have reinvested over $10 million in capital improvements in the last 15 years. For 2010, RSV is constructing a new Village Hall while the RRA completed a new Boat Ramp Security Gate and is about to add a second maintenance garage.
While our total annual income struggled to reach $400,000 in the late 80's & early 90's, it is expected to surpass $1,000,000 per year from this point forward. AND IT IS THE STRENGTH OF OUR MEMBERSHIP WORKING TOGETHER THAT HAS ACHIEVED THIS MILESTONE!
Property Reports:
As of May 10, 2010 there were 874 homes on 1,229 improved residential lots in the Association. Another 960 building site lots remain vacant. There are 674 residential lots on the water, 1,515 off water. We have 51 officially designated Recreational Lots (RL) of which 21 are off lake and 30 are on the water.
